UNDER CONTRACT TO CLOSE
● Office File Management
● Obtain & follow up on signatures for disclosures
● Dates & Deadline reminders sent to agent
● E-Calendar & Intro sent to client
● Obtain EM Receipt
● Schedule Inspections - upon request or Agent/Client schedules (we will confirm with listing agent & provide information as approved)
● Intro email to other agent/title/lender
● For Buyers - send contract to lender
● For Sellers - send contract to title & request HOA docs if necessary or assist clients in obtaining required documents
● Send Title Commitment to client using pre-approved email template
● Check on Status of Loan with lender upon request of agent
● Check on Appraisal Status with lender upon request of agent
● Collect Due Diligence Documents - CTM will request from sellers. We do not review the documents.
● Set Closing location/time as directed by agent and send confirmations
● CDA Request prepared and sent to agent’s office
● Obtain closing documents and submit to agent office and file
● Change Status in MLS
● Work with office to ensure file compliance and completeness
● Continuous communication with all parties throughout transaction
● Any follow up requests as directed by agent
PRE-LISTING MANAGEMENT
● Ordering Signs to be installed and removed
● Preparing Listing Contracts & Disclosures with information provided by agent and public records (all documents sent to agent for review)
● REColorado MLS input (sent to agent for review & approval)
● Showing Time Set Up with information provided by agent
● Schedule any pre-listing services with preferred vendors of agent
● Communicate with sellers throughout pre-listing period and confirm all appointments (at the direction of the agent)
